How long will it take to rent my property?

It is impossible predict exactly how long it will take to find qualified tenants. Typically it takes between 30 to 60 days. If a property does not rent in this time period, it is an indication that the property is overpriced relative to its size and condition. Pricing your property competitively is critical. We want to work as a team with you and provide you with our best suggestions to meet your needs.

What is your screening process for tenants?

Our professionally trained staff process applications in our office. We encourage you to review our rental application to see the detailed questions we ask. We always verify credit, employment and references. Placing a qualified tenant in your property is our priority.

How are utilities handled?

Tenants are responsible for all utility charges unless otherwise agreed upon in advance, in writing. All billing information must be placed in their names and directly to the tenant, upon occupancy.

What happens if the tenant does not pay rent on time?

Our office has procedures to track all rental income. If the rent is not received by the 6th of each month, a letter and/or call is automatically placed. If we still do not receive the rent, we will serve the tenant with a 3-day notice to pay or quit the property. If necessary, we will begin legal action for the benefit of the owner, at the owner’s expense.

Should I allow children? Pets? Smokers?

Smokers and pets are not a protected class. You have the right to instruct us of your wishes and the possibilities of accepting pets and smokers. Families are a protected class and we do not discriminate based on family structure or size. We abide by all Federal, State and local Fair Housing laws.

What happens if a tenant breaks the lease?

They are responsible for all expenses incurred to re-lease the property. The expenses included are unpaid remaining rent, real estate commissions for a new house, all advertising costs or any other costs relating directly to re-leasing the property.

Do I need to change my insurance coverage?

We always advise you to speak with your insurance agent. We always require Hollister Rental Properties be named as additionally insured on your policy. We always advise and document that the tenant acquired renters insurance to cover personal contents.

What happens on weekends to assist tenants?

We have a cell phone for emergencies that is given to the tenant for the evenings and weekends; otherwise, the tenant can contact our office during regular business hours, Monday-Friday, 9:00 am to 4:00 pm.

How do you advertise?

We use the internet with websites such as Zillow, Hot-pads, Craigslist ETC. Physical Signage can be used dependent on property type and location. We place your home on our individual office website.
